Rental & Pet Qualifications

A rental application must be signed and processed on all prospective occupants 18 years of age or older. A non-refundable application fee must be paid for each applicant leasing. All prospective occupants will be qualified on the following four (4) criteria; 1) Income/employment 2) Credit 3) Rental history and 4) Criminal history.

  • All applicants must be 18 years of age or older.
  • All applicants must provide a photo Id. All applicants must also provide a copy of one of the following ; a valid social security number/card, birth certificate, US passport, resident alien card, or Visa.
  • All occupants 18 years of age or older must completely fill out & sign a rental application and meet our qualifying criteria.
  • Applicants agree to pay a non-refundable application fee $60.00 covers up to two (2) adults.

INCOME/EMPLOYMENT: Gross monthly income must be at least two and half (2.5) times the amount of the monthly rent. Occupants' income may be combined to meet the requirement. If employment income does not meet the criteria, documentation of other supplemental income must be provided (i.e. savings, stocks/bonds, social security, trust fund income, educational grants, etc.)

  • Employment must be current and verifiable for a minimum of one (1) year.
  • Verifiable income equaling minimum two and half (2.5) times the monthly rent.
  • Verifiable income includes as confirmed by employer, trust officer, bank statements, two (2) months current pay stubs or other satisfactory documentation as required.
  • Each roommate should earn one and half (1 ½) times the rent. If one of more roommate(s) do not, at least one roommate must meet the two and half (2.5) times requirement.

CREDIT: A credit report will be processed on each applicant.

  • Credit score qualification could vary per property. Please be sure to ask for the minimum score accepted for the building you are applying for.
  • All applicants must have a minimum 509 credit score
  • In the event you have no credit score due to lack of use it will be scored as below average.

RESIDENCY: Rental history will be verified for each applicant.

  • Must have a minimum of one (1) year verifiable rental or residence history
  • No more than two (2) late payments in a 12-month period.
  • No more than one (1) NSF in a 12-month period.
  • No non-compliance issues that resulted in non-renewal or eviction

CRIMINAL: All Applicants must meet our Criminal History Criteria.

  • Applicants that are registered sex offenders will be denied.
  • Applicants must have no felony convictions less than 10 years old that involve violent crimes against persons or property, including but not limited to murder, arson, kidnapping, assault, bomb related offenses, robbery or burglary, terrorism or that involve the manufacturing / distribution of drugs in any manner.
  • All other felony convictions must be more than 5 years old.
  • Conviction of any drug related offenses involving possession only, or alcohol related offenses where no one was permanently injured or killed, must be at least 2 years old.
  • Successful completion of any felony sentence at least 2 years ago and no new criminal activity for at least 2 years before this application is also required.
  • No Applicant with any outstanding warrants or crime that is awaiting trial will be accepted.

If the Applicant would like management to review additional information regarding the felony conviction or the current arrest or warrant as part of their rental application, the Applicant is permitted to submit that information to management along with their application and Management will review that information on a case by case basis.
 
APPLICANTS WILL BE DENIED FOR THE FOLLOWING REASONS:

  • Eviction with-in two (2) years or pending eviction
  • Foreclosures within the past three (3) years with unresolved judgment
  • Monies owed to an apartment community or landlord
  • Pending Bankruptcy
  • Registered sex offenders will automatically be denied.
  • Felony involving violent crimes against a person or manufacturing / distribution of Drugs in the last ten years.
  • Falsifying information on application.
  • Failure to meet minimum credit score criteria.

PET QUALIFICATIONS & RULES

  • Large breeds are classified as over 30 lbs. Small breeds are 30 lbs. and under.
  • All pets must be at least 2 years of age.
  • Cats must be fixed and declawed or fixed and outdoor only.

Not all owners/ properties will allow pets and all pets should be disclosed prior to completing the application. In addition certain breeds of dogs must be approved by the Owner regardless of age and carry an extra liability policy naming the owner and SJ Fowler Real Estate as added insured parties. These breeds include, but are not limited to: Pit Bull, German Shepherd, Rottweiler, Doberman and Chow.
 
THE ABOVE PET CRITERIA DOES NOT APPLY TO ANY ASSISTIVE ANIMALS.
Tenants shall ensure that all pet(s) animals are well behaved and shall not allow the pet(s) animals to disturb any other residents or neighbors. Tenant to ensure the pet(s) animals cause no damage to the property. Tenant agrees the pet(s) animals shall only be walked on a leash and only in areas designated by the Owner/Landlord and the Homeowners' Association.

Tenant will be responsible for any and all damages caused by the pet(s) animals on the property or in the community and will indemnify and hold harmless Owner/Landlord/Management for, from and against any and all claims arising because of the pet(s) animals. Tenant agrees that the pet(s) animals will be licensed in accordance with all applicable governmental provisions. Owner/Landlord and/or Management reserve the right to require Tenant to immediately remove the pet(s) animals at any time upon any violation of these rules.
